    They will need very good photographic or video proof of the property before you moved in and after they moved out.
    Check the address on the EPC website yto check if the EPC is less than 10 years old.
    All F and G rated rental properties are now going to need energy efficiency improvements.
    What dimbo said, except I'd keep it simpler; don't get involved in EPC stuff. Just evidence with your excellent photos - if required by the diputes process - that there is obviously some stuctural damp in the property, wheter through rising or pentrating damp (don't ever admit to condenstaion caused by poor ventilation) in your short and simple presentation to the ajudicator.

  • Good news everyone, two days after advising the letting agent we would contest the deductions they released the whole deposit. Thanks for the advice.
