Have I gone too far for a UK Building Control inspection? How will this effect a future sale?

Have I gone too far for a UK Building Control inspection?

I submitted a full plans application to the local authority for a dormer loft conversion with ensuite. The Architect’s plan involved building regulations that were in place at the time.  Sadly, the loft wasn’t started and after three years the plan expired. I didn’t need to contact building control as the work didn’t start.  I was happy to let the application expire. The local authority has never contacted me, I expect this is normal practice.

20I8, I had a reroof and was encouraged by the roofer to make more use of the loft space. I decided on a rooflight conversion with no ensuite and for this to be completed by following the submitted plan as much as possible (this has the measurements, quantities and names of branded materials etc). My logic was, If I ran out of fees then at least it would be ready for future homeowners to complete without having to undo major works.

Completed work to date-- Reroof, roof insulation, and added two Keylite windows. A joiner fitted the floating floor and soundproof insulation beneath, and a plasterer boarded and skimmed all the ceilings in the rooms below as they were lathe.  I have no actual plan for the floor as the joiner used his knowledge to calculate and fit. This involved timber joists from the back wall to the internal load-bearing wall that sits beneath the Apex then from this wall to the front wall, no steel was involved. The original Victorian ceiling joists are just left in situ.

Currently--The loft ceiling is covered in plaster board but this can easily be unscrewed for inspection. The floor however is boarded and nailed down. I worry what damage might be caused when it is lifted. doe inspection. Recently the walls have been insulated by me and to the current building regulation standards and they have not been plaster boarded yet.

Future work- electrician smoke detectors, plumber radiator, joiner for the stairs.

Questions-- Have I gone too far for a UK Building Control inspection? I believe inspection can be done by the local authority or a private building control inspector, can anyone advise which Building Control Inspector to use, if any? Can I decide to just have a posh loft with the current hatch and ladder if the building control expectations are too high or will they make me do more work or undo the work that has been completed?

Can you suggest anything else, I don’t want difficulties when I come to sell?

Thanks for your time
