UK holiday advice for Late May

Hello, we have a deposit paid for a cottage that's farm-based in Cornwall, booked for the last week of May. They have been chasing for the balance which we've been hesitant to pay for obvious reasons - however, after asking to move our booking to next year, they have said we may also lose our deposit if they are still open in 7 weeks time?? I know we don't have a crystal ball, but it seems unlikely they would be open or at the lease able to guarantee the kind of holiday we have booked. Unfortunately my travel insurance only covers overseas travel and we're not sure how to respond.

If you don't pay the balance, you will have cancelled and you'll lose your deposit. Pay the balance and if they cancel the break, you'll have options for re-booking or a refund.0

I'm just a tad concerned they will say they are "open" during the time of our stay and not give us the refund. Closer to the time, if the country is still operating under restrictions, ask them to confirm in writing that they intend to open. That would be in direct contravention to government guidance which might give you some leverage to move dates or get a refund.1
