Depending on where your friend lives they maybe hundreds of potential tenants looking for a place to stay in her location.
Spareroom is a good place to start.
Good quality photos of the bedroom, bathroom, kitchen, Garden ? Ensuite,
Rent cost each month, deposit, location,
Check out other adverts to get an idea of what to put.
Similar age ? Same sex IE female, what is offered, Gas, electric, water, parking, council tax, Netflix, All-Inclusive rent,
House rules about visitors, guests staying overnight etc
Will she offer meals ?
Cleaning ?

High Court just deemed Right to Work checks as discriminatory but they are technically still the law (although it wont be for long probably)

Overall, there is not much law around lodgers and is generally unregulated. It is a private arrangement between parties. Just make sure everything is clear, and from my experience, I mean EVERYTHING like who pays what bills, whos paying for the keys, is there locks on the door, which rooms lodger can use, etc etc...0
