Landlord and self employment

Please help..I have a house which I let to five students who have all gone home because of the Corona virus and have stopped paying rent (even though they are in a contract until end of July) saying they can’t afford to. Will I be eligible to self employment protection as I am in my 4th year paying tax to HMRC. My only other income I have is PIP and a small pension and have little in savings? Cannot work and in the vulnerable category myself. Advice is very much appreciated. Thank you.

Likely no, as you're an investor and not self-employed. You don't pay National Insurance on your rental income.
What you can do however is write to the tenants and guarantors (You do have them, right?) to request payment. If this is not forthcoming, in line with current government restrictions, you can then take them to court.
As with all investments, the value and income from them may go up or down. I appreciate that this may not help you immediately, but has always been the case.💙💛 💔0
