Attic room without building regulations

Can anybody shed some light on whether this is a problem regarding insurance or anything else for that matter?

    Potentially yes, but far too little info really.
    Insurance? Probably not.
    Safety? Could well be an issue.
    Insulation levels/EPC? Could well be an issue.
    Enforcement action by Local Authority? Depends how long since completion.
    Sale of property? Might scare off buyers. Or mean lenders decline.Or insist on indemnity insurance.

  • I think it depends what you use it for. If you make it "habitable" and do a full conversion to turn it into a bedroom or office, then you'll probably have problems later on without the paperwork, even if it's done properly and is safe.
    If you're boarding it out for storage, then it should be fine without. I recently boarded mine and turned it into a massive storage area, but that's all it is and all it ever will be. You can walk around in it (well, crawl because the roof is quite low) and it has power and lights, but it's still only accessible by a ladder. Mine looks like this:
    If yours will be more like a room and accessible by a staircase, then it's best to get it signed off by building regs to avoid problems selling it in the future.
