Developer forcing us to complete

If you haven't exchanged then they are major as they won't find someone else to buy right now, and I would insist on them being done before moving in rather than waiting a year or more for them to come backxthrash said:
Most are the kinda usual snags - scuffed walls, cracked plaster, missing options, etc. Which we could live with. The more important issues are cracked and damaged windows, missing extractor fan in the kitchen, damaged flooring in the bathroom, etc. These aren’t deemed “major” by the developer, which I understand they’re not major but I know they won’t get fixed properly once we’ve moved in.onthemend88 said:What are the issues that are holding you back, just out of interest? An answer isn't spam just because you don't like it......1 -
I don't see how they would get Building Regulations sign off without this, so you couldn't complete anyway unless they significantly cut corners, in which case you would be regretting this for years to come. Hopefully you have appointed a truly independent solicitor, and not the developer's pet solicitor.xthrash said:

Dictate to the developer - not the other way around !House buyers are dropping like flies, property crashes, could developers go out of business and leave half built developments ?
Dunno because no one has seen anything else like this since the second world war! Do not let anyone ( especially on here ) guilt trip you into going ahead if you do not want to !2 -
Solicitor is unlikely to wish to tarnish their reputation and potentially their livilihood over such a matter.ComicGeek said:

You could add condition into contract in regards to what still needs to be done on snag. That the builders will complete once lock down completed0

I think the contract already says that, but the OP is understandably concerned about how keen the developer will be to come back and do the work. The buyer has rather more leverage if they haven't already handed over the price (or even entered into a contract).FTbuyer12 said:You could add condition into contract in regards to what still needs to be done on snag. You hold all the cards right now - they won't get another buyer if you pull out! I'd be saying that I won't exchange contracts until all items on the snagging list have been fixed. It's a LOT harder to get the builder to sort snagging items after completion at the best of times.3

OP, would you be paying the originally agreed price for your new build? If yes, you are missing out on negotiation opportunity.[STRIKE]Deposit: 25000!!/15000[/STRIKE] Homeowner :j

Although if the incentives are dependent on completion by a certain date, would the developer not be within their rights to withdraw them if exchange doesn't happen? All shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -
There's no contract, so nobody has any "rights". In the absence of a queue of other eager buyers, I'd have thought developers would be keeping any incentives on the table.elsien said:Although if the incentives are dependent on completion by a certain date, would the developer not be within their rights to withdraw them if exchange doesn't happen?0
