Oh dear, that's going to change the advice given in a few posts on here.  Very difficult.

    Interesting read, thank you
  • So people moving into unoccupied homes can still proceed?
  • I am so so confused.

I have to move as we are currently 6 adults in a small house, with myself and my partner being key workers.....but the rest of the house on lock down (sort of defeats the purpose), I can't really stay much longer as my work is putting everyone else at risk. The house we are moving in to is currently occupied, but wont be as of Monday......:(

    Yes, if you've exchanged.

This could be self fulfilling.  The first stage of stalling the housing market would be the insurance companies removing PI cover for bank valuers.

I read the guidance as including situations where the parties haven’t yet exchanged. The bullet point below the one regarding unoccupied homes perhaps helps to put the one above in context?
    • Exchanging contracts

Once you have exchanged contracts, you have entered into a legal agreement to purchase that home.

      • If the property you are purchasing in unoccupied you can continue with the transaction.
      • If the property you are purchasing is currently occupied, we recommend that all parties should work either delay the exchange of contracts until after the period where stay-at-home measures to fight coronavirus (COVID-19) are in place, or include explicit contractual provisions to take account of the risks presented by the virus.
  • We have just had our offer accepted on a property we viewed last week. The property is vacant as is probate, our flat we are selling is also empty as we are living with the inlaws.

Is it likely we can still get both surveys carried out whilst the properties are both completely empty? Our buyer has approached a surveyor who has our details but hasnt yet got in touch and we are just awaiting sale particulars from the accepted offer on our side.

It's a terrible time to try and move but we have no choice.
  • Okay so I am moving into an unoccupied property but obviously my buyers won’t be.. however we aren’t ill or anything so would that be allowed?
