    ^ I'm a landlord myself, but I still think it's very harsh to go straight to threatening legal action in this unprecedented time, esp given that OP are showing good will by trying to pay 50%.

    Have you or the tenant actually spoken to the landlord? Assuming he's not an overseas LL?
    The gov restriction is against eviction, not (it seems) against a claim for rent payment.
    Strictly, guarantees should be Executed as a Deed with signitures witnessed, but judges often permit action where it is clear that each party understood what they were agreeing to.
    Landlord and Tenant Act S1 requires agents to provide the LL's actual address if requested in writing.
