Purchasing a new house... Eeek!

Hi, we're about to exchange contracts on the sale and purchase of our flat/house...and scared about getting left in limbo between the two. I know there's a clause that if the period between exchange and completion is an extended time, we will have to pay a hefty fine, but if anyone in the chain, from solicitors to bankers, to us and removal company get forced into quarantine etc, is there a case for special circumstances? There's so many people involved, we've no idea how it can pan out! Help!
