The buyer may be 'taking the P' as you put it but they wont be too concerned if you reject it as bigger savings will be had a few months from now on other properties.1

Update.
Buyer rejected my offer and has now pulled out of the sale so my EA has re advertised it for sale and I already have someone coming to view this afternoonso fingers crossed I'll find someone who won't mess everyone about again.

What was your offer? Any subsequent viewers will know it's fallen through, be listening to the news and smelling blood so don't get your hopes up. If they can complete quickly take their arm off - offers subject to anything are no use to you in this rapidly changing market. Good luck and keep us posted!1

Thanks KiwiCoop, my counter offer was 230k. Yeah I'm presuming this person whose viewing later on today was someone who had been interested before it sold due to how soon after the EA re-advertised it.
No I won't be getting my hopes up but at least now I know what to expect and also this time my solicitor has all the details available, ready to reply to any queries.

The audacity some people have, most likely the original Buyers were time wasters. People need houses whether in recession or not"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

You did the right thing OP. If you don't need to move, stay put.1
