Public liability insurance for derelict property

Hi all, I've come into ownership of 3 derelict farm buildings on a plot of land. The site has planning permission to convert into holiday lets but work won't start until we have enough money together which could be at least a couple of years. I'm trying to get insurance over the site, principally public liability insurance in case someone should trespass and injure themselves, but all insurers I have spoken to have refused to quote as one of the buildings is not in good repair. The barns are in a pretty remote location and there have been no issues in the previous 40 years (during which they were owned by another family member) but I'm really uncomfortable with having no insurance cover for claims/legal fees just in case anything should happen. It seems if it was an active construction site I could get cover, but not whilst no work is going on. Does anyone have any experience/advice on insuring buildings which are on private land but aren't in good state of repair?

Speak to a broker. You won't be able to get cover in the 'direct' market but it shouldn't be too difficult in a commercial market0
