Do we pull out?

I know that you can't actually tell us but would be good to get your opinion on this.

I've posted before about this purchase but I will repeat and explain.
The seller has said to his EA to no longer contact him as he will only deal with solicitors. He has told his solicitor that he agrees with our completion date but will not exchange until he has his removals delivery confirmed. Everyone on every side is saying his behaviour is odd.

The house went on sale at £550k over a year ago, it then went down to £525k, it then went on at £500-525k guide price. We offered £500 (our maximum) and it was accepted - it wasn't worth more which is why they didn't get offers. They need to move as they are going up north and aren't currently properly in the property, I think he uses it when he is working in London but otherwise isn't there, his child isn't there at the moment either.

Given how long they waited for a buyer and the current uncertainty you'd expect them to want to get this signed on the dotted line but he's still messing us about. We are on our third buyer as we have had a lot of pull outs and we don't want to lose this one, he wants to exchange now. We cannot move after 26th March for at least another month due to travel commitments (essential travel). We have said we cannot miss this date.

The seller isn't taking us seriously, so we are at the stage of threatening to pull out / just doing it. I've already told their EA that if we can't get to an agreement at the end of today we will pull out. Now it's a lovely house, but there are plenty like it. We also wouldn't lose much as our solicitor fees are on completion only and the cost of the survey and search fees is minimal on a house that is this price.

What do you think?

Where are you travelling to? Are you sure you'll be able to?! Personally I think you'd be mad to risk losing a buyer in this current climate. I'd sell and rent (reluctantly) for 6 months. The market is hardly going to rise for a while, is it.

I agree, losing our buyer would honestly lead to a mental breakdown.
We are in Essex moving a mile down the road, so a small easy move for us.

All I can say is that you shouldn't make threats or impose ultimatums if you're not willing to follow up on them, otherwise you lose all negotiating power / credibility you have.  So set aside all emotions, and honestly think about what your options and costs are if you did pull out vs sticking with it.  Otherwise you risk cutting off your nose to spite your face.

The seller is odd as they want to ensure they have a removal company in place for the date?

There are about a million removal companies, he's had three weeks of knowing our completion date deadline. He is odd, yes.
