Tennant has coronavirus!

I have a studio apartment which I've been renting out.
The tennant has coronavirus and said she can't pay her rent for a few months - I think she's lying.
She is already 4 months behind rent - now a backlog of nearly £2500 owed to me.
She has self-isolated and is ignoring my calls / emails.
This means I can't visit her.
If this virus lasts for many more months, she will be living there rent free effectively.
I want them OUT.
Do I really need to lodge a court order at the high court to get them out?

Yes you do. Since AIUI it's only two weeks or so, the previous months and the following months are nothing to do with CV and maybe it's a convenient lie.Whatever. The risks of running a LL business.3

Whether she is genuinely ill or not is irrelevant - a lot of people are self-isolating to prevent becoming ill, and a lot of people have found themselves out of work due to the current situation.
The fact she's already four months late is another question. Why have you let it get to this stage? Issue s8 notice and - if it's going to be valid - s21. At the best, the s8 will see the debt reduced to <2mo...
And, yes, of course you need to go through the proper hoops to regain possession. But, as a professional and business owner in the residential lettings industry, you knew that already... right?4 -

(I on the other hand will be self-isolating for months because I am in the 'at risk' group).* "already 4 months behind"? What have you done about this? On what date did you serve a S8 Notice(or if not, why not)?* why would you want or need to visit her anyway - unless for a routine inspection? To discuss the arrears could be construed as harrassment. Write.* You don't "lodge a court order at the high court" but you do have to follow the correct S21 Notice (Form 6a) or S8 Notice process and then apply to court. Read up on the Schedule 2 process!Oops! Well spotted David!
