First-time buyer: making an offer.

Hi, I’m not really sure how to use this but I am a first time buyer & I am looking to make an offer tomorrow morning. The property I have seen is up for £129,950. The property was first listed in August 2019 and was recently reduced to £129,950 this month ( I am unsure what the original asking price was before hand). The property has had a newly fitted kitchen however, the property 1. lacks storage space 2. has a tank rather than combi boiler 3. outdated bathroom 4. no hallway. I have decided to put an offer in starting at £120,000. The vendor was previously renting the property there fore there is no chain. 

I am just looking for some advice really. Is it likely that the vendor will decline my offer and should I prepared to negotiate? If so, how shall I go about this? I have sent an email to the agent with my offer highlighting I’m a first time buyer with no chain. I have also mentioned I have a mortgage in principle already in place. I have also outlined outstanding work on the property which has reflected in my offer. 

I am a little bit anxious, I guess it is just a waiting game. Any advice would be helpful.. thank you :)

    how does the price compare with similar properties?  It may be that the price advertised already reflects the work that needs done

    Hi, 
    There is another house around the corner that is up for £125,000 however work would need doing in that house as kitchen and most rooms appear to look out dated.

    There are various browser add-ons which will tell you what the price has previously been. PropertyLog is one - I use it on Chrome.

    If you don't want to find and install one, then feel free to point us to the RM listing, either in this thread or via PM, and we'll tell you.
