Boundary question

We have received the title plan for a new build we are in the process of buying. It's a detached property with other plots on either side but no properties to the front or rear. The red boundary line only shows an inward T on the rear  boundary of the plot. This means both the left side and the right side (which join neighbours on both sides) and the front boundaries are not maintained by us.
Should this bother us? Does this put us at risk from having neither side of our plot with our 'own' boundary? 
Our house we are selling is also detached but we have the rear and left side boundaries here. I think its strange that we dont have either boundary line on the new house.
Is this a positive or a negative?

    I presume there isn't actually going to be a boundary feature at the front anyway?
    As for the sides, what risk do you think is posed by the neighbours being responsible for the fences? There's no general rule that you can't erect your own boundary features (on your land) if you wanted to.

    It's a positive.  It means somebody else gets the hassle and cost of maintaining a boundary they didn't choose.... and you get to choose a fence/hedge of your own cost and choosing if you wish to maintain within that boundary ... or just leave it to the others to do.  

    Responsibility for something is a pain in the butt if A/ you don't have the money for that right now B/ bother, it's got to be sorted critically C/ somebody's banging on my door whining about it. 

  • Forgive me if I’m wrong, but the absence of the T on the left and right side of your boundaries means it is a shared boundary between you and your neighbour meaning you will both be liable to repair/replace. That is what’s I’ve been told by my builder and solicitor.

    Have you checked the Plans for the properties either side? Do they have T marks? You cannot assume....

    T marks are not always definitive, because they can refer to different kinds of obligations that will be outlined in the text. Ask your solicitor, in conjunction with your title deeds and your neighbours', if you want to be 100% certain.

    More pedantry - there will be properties to the front and rear, just not houses like yours. 

    Most boundaries are not allocated with a T mark; I don't think I've ever bought a house that has one. Nobody actually 'owns' a boundary line; it is an infinitesimally thin conceptual feature. They may have responsibility for maintaining a boundary feature. Regardless, you can put up your own boundary feature to the fullest extent of your boundaries it you like.

    The T is largely irrelevant except to help neighbours try and get along. Your neighbours are unlikely to be under any obligation to put up a fence in any event. If boundary features are important to you you can put up your own on any boundary regardless of Ts on a title plan.

    From that plan I think I would be more concerned about why an attenuation tank is required than the boundaries.

    Pretty normal requirement these days for surface water to go via a tank or pond rather than straight into the sewer.
