Looking for ways to increase the value of my flat

I own a 2 bed flat with loft access. It is a leasehold flat. I've been living here for 6 months and want to sell when it comes to renewing my mortgage which will be in a year and half time.
In my opinion, there are lots of things that need doing which I have listed below but with a tight budget of £5k and the plan to sell within the next 2 years what should I concentrate on from the below list?
Bathroom
In my opinion, there are lots of things that need doing which I have listed below but with a tight budget of £5k and the plan to sell within the next 2 years what should I concentrate on from the below list?
Bathroom
- changing bathtub
- changing sink
- changing the flooring
- fitting an electric shower with a splash panel
- tiling
- changing the kitchen unit doors
- changing the flooring
- changing the sink
- tiling
- Changing the carpet in the bedrooms and hallway
- changing the central heating system
- Changing the fuse board

If you are planning to sell I would do none of the above.
People almost certainly won't have the same tastes as you and will want to change things anyway.
Spend your time and effort on making sure everything is clean and tidy and decluttering so that the flat presents as well as it possibly can.0 -
How bad are the various bits now?
No point in changing a decent kitchen and leaving manky carpets and a rewirable-fuse fusebox, or a boiler clinging to life by its fingernails.
It's unlikely spending £5k will result in more than £5k increase in the value.0 -

I'm not selling but am thinking of spending about the same over the next few years.
I've already changed my carpets, but I'm going to change the kitchen sink next (it's a horrible stainless steel one) & taps & then the bathroom is next on my list.
I don't know if you've experienced the same as me, but since I moved I've had multiple issues, which have cost me money & increased maintenance payments. So I'd definitely keep money aside for those things over the next year or so rather than putting it into a flat you're not staying in!0 -
TBH I wouldn't see any of those things increasing the value, I doubt you would see a ROI. They might make it easier to sell, but equally you could pick stuff that doesn't appeal to buyers and might end up putting people off.

We’ve spent about £18k in the last few years having the kitchen and bathrooms done. I agree with others, don’t bother doing anything extensive unless it’s dire. Our kitchen and bathrooms were fine, but we had them done as we have no plans to move and wanted them to be how we want them.
If we were going to sell I would have regrouted and resealed both bathrooms, redecorated into neutral colours and painted the kitchen cabinet doors. Basically a “freshen up”. If your carpet is not worn just a bit grotty, maybe hiring a carpet cleaner would make it look better?0
