New Build Flat in Barking or Ilford

Hi all - I am a first time buyer and I am looking to buy a flat in London via the HTB scheme with a maximum budget of £300k. I am quite flexible on location but hoping to not go out further than Zone 4. I am currently thinking of looking in Barking and Ilford as there are new build flats in these areas that are within my budget. Your insight on these areas would be highly appreciated. Do you think buying a flat in either of these areas would be a good idea? Suggestions of any other areas within my budget would be most welcome. Thank you!

Neither areas are particularly nice (Ilford used to be okay but not any more).
What's your budget (without using HTB) and deposit and absolute essential criteria?2024 wins: *must start comping again!*0 -
Depends what you want from a flat, if it has to be HTB that obviously limits the market quite a bit.
Personally I have found a lot of them very overpriced. But maybe it will turn into a buyers market and the premium ends up declining.0 -
Does it have to be htb? There might be better options in ilford for other flats.0
