Getting a mortgage without a completion certificate?

Hi,

We are currently in the process of buying our house.
The house has been built by my wives parents and isn't quite finished, it's liveable as we are currently in the property.
We should have the temporary habitation certificate any day now but we don't have the completion certificate.
We've had some conflicting information from mortgage providers/mortgage advisors and we're wondering if anyone has had any experience in this situation?
Basically are we likely to get a mortgage on a newly built property without a full completion certificate?

    The only person whose opinion matters here is your lender. The solicitor who's acting for them will make sure all their boxes are ticked.

    What else will you have? Lenders generally expect a ten year warranty from one of the recognised providers, failing which many will accept it being signed off by e.g. a supervising architect. Habitation certificate might be acceptable if there's an NHBC warranty to fall back on.
    If it's expected "any day" and you don't sound like you're very far advanced with the conveyancing (otherwise your solicitor would already have told you the answer...) then presumably you'll have it anyway by the time you're ready to complete.
