Mortgage with a default?

Can someone help me with high street lenders?
I have a perfect credit file, but but partner has a few blips. I was wondering if I should consider a lender such as Halifax? (had 3 mortages with them in the past)
Looking @ buying a property of £450k on HTB with 50k deposit plus the 20% from HTB.
Credit blips are:
- Default of £500 from 20 months ago
-CCJ that is 6 years old in August
-Pay Day Loans in the past
- Arrears in the past
I can get an mortgage with an adverse lender, but just wanted to check that I couldnt get one with the likes of Halifax.

    No way of knowing - I was told by Halifax that if you can get through their AIP then most credit file related issue are dealt with at that stage. 
  • Really? I thought there AIP was nothing but an affordability check?

    Halifax can always be worth a try. Its a soft credit check for an AIP and they are a bit grey in terms of what they will and wont accept so they can surprise you sometimes. The fact you are going on the mortgage with a good credit score could help that as well.
  • Yes this is what they told me when I got the mortgage with Halifax - Both the mortgage broker I used and and Halifax told me they usually pick up defaults, CCJs etc at AIP stage. 
  • Perhaps i'll give it a go then? 

    Anyone else got any advice / experience? 

    Any brokers out there?

    I am a broker and have used Halifax in the past for cases with a bit of adverse but without full details of your case I cant say Halifax will or wont be ok or if there would be any better alternatives. Speak to a local broker and see if they can help you out.
  • Do you have a view from what i've stated above? 
  • Also if i do try with Halifax and get approved at DIP but declined at full application, will it then make my score lower for my application with a specalist lender?

    Based on what you have put Halifax are definitely worth a try. If you pass at DIP stage you should be ok as they are looking at your credit report at this point. 
    Lenders don't look at the score and a specialist lender wouldn't be affected in the slightest that they can see a credit check from the Halifax.
  • Great, so nothing to lose by doing it and lots to gain if i get a much better rate?
