Buyers survey?

Im due to have a survey on the house I’m selling tomorrow. The buyer is a cash buyer and I don’t know what survey she has arranged- building, home buyer or full structural. We put in a contained fixed stairway from our landing up to the attic. The attic is boarded to the floor and ceiling but not carpeted or plastered. It was purely to give ease of access to my children’s toys, luggage, Xmas decks, storage etc. The boiler is also up there, with a spare electrical socket and light. It is 5ft 4ins Max in the centre and has never contained any furniture or been used as a ‘room’  We did it in 2003 with no planning permission or building regulations.  I am now divorced so I have little recollection of the exact process. I know my ex husband boarded up the old attic hatch and made the new opening and put the stairs and ballistrade in. I’m now worried that the survey report will be all negative and my sale will fall through. Does anyone have any experiences  they can share with a similar situation please.

    The surveyor isn't looking at the legals. Your loft is what it is, and there's nothing anybody can do to make you change it or stop using it for whatever purpose you want.

    The surveyor is looking at the condition of the property, no more, no less.

    Presuming it wasn't marketed as a bedroom, or priced as a house having an extra bedroom in the loft, I'm with Adrian.
