    You may have spoken to people who have had extensions done... but you're telling someone:

    - with professional qualifications and years of experience in the area; 
    - who runs a building company and is paid considerable sums by people like you to design/project manage builds like yours; and, 
    - who is 70ish percent of the way through self-building their own house, which they designed themselves and are project managing themselves... 

    ..that they don't know what they're talking about...

    Tell you what - why not go ahead and pay for your extension?

    That sounds like a classic case of premature extrapolation.

    Why is a random user on a forum, builder or not, more qualified than 3 builders who have actually been to my property? Extensions ive seen in person for the price i said look absolutely lovely and done to a very high standard, but they didnt pay enough apparently? Lmao

    Then - as I said - pay a builder to build what you're asking and keep up updated... 

    Personally, I like it most when there are lots of photos; especially if you have a happy looking dog :)

    Your house, your money.  There's no need to be rude, I've no vested interest in your project and only presented you with some basic maths on perimeter and area. 

    As NewShadow says, please come
    back and update us on the project.

    Doozergirl is one of many many many builders, enough said really. All 3 companies ive had quotes from and who ive seen their work in person and know what the people paid, have all said around that figure.

    Not really interested in one builders clearly one sided closed mind view, toodles.

    Talking of closed mind, one sided views; one of us says that there are many variables.  One of us doesn't. 

    Three reputable builders through the door with three written quotations for a project that isn't anywhere near starting.  Those reputable builders must be queuing up for the work.

    Op  you're a bit of a  dingbat .. you insult those more qualified and yet you come here asking how the re-mortgaging works !!

    Give me the names of those builders of yours so I can get them to quote for me ..if they can do what you are asking them to do for 20k then they can do my job!!! however I don't want a half built half baked job 
    my small extension that I was planning come in at 2500plus  per square metre  and that was just the build..second fix was on top of that price...and no not in London

    Doozergirl gave me some excellent advice and saved me a fortune ..maybe think before biting those who are far more qualified
