Buying a property near mine shaft. Thoughts?
Hello,
Would love to hear from people who have bought and sold property near to mine shaft in Bristol Kingswood area?
The property has a mine shaft within 11 metres of the property.
Building survey has been done and has no subsidence or structural defect reported
I want to understand what could be the implications of this, even if the lender agrees for lend. (waiting to hear back from Lender)
My concerns are :
Future property value going down or difficulty is selling ?
Solicitor has advised to order a mine entry interpretive report, has anyone found this report helpful ?

I bought a house in Kingswood 25 years ago and still own it, I had a mines report on it. When I looked at every mineshaft close by I was horrified. I asked the solicitor should I be worried, he said "All the reports in the area are like that". I have never ever known in the 50 years I have lived in the area subsidence due to mines, most of the shafts were very small not like the modern mining methods now. If you google you will actually identify that the reports only show the relevant mines that they know of .
Most of the housing stock is quite old and I've never seen or heard of subsidence. There is old wifes tales of hole appearing in gardens but non that I have even known off. The 1930's - 60's houses in the area are well build and should be nothing to worry about. If its built in the last 20 years then it could be build on land previously avoided.
P.S I still have my mines report for the house I own, I find it fascinating more than worrying.

Not is there anyone who can use google as I'm incapable.
As you have identified there is probably more risk in London from old Tube lines and plague pits than there is Mining in Kingswood.
The challenge is , Records are limited and much mining was carried out.
If you want to google "Kingswood Bare Knuckle Boxing" you will probably find more entries, but the OP is not likely to be punched either.
