BUY TO LET... STAMP DUTY... Reclaim? Possible?

Hi,

I owned 1 property jointly with my wife previously. We purchased a buy to let property now and paid the higher stamp duty as per the government rules.

Just wondering...
If we sell the buy to let property we just purchased within 3 years, can we claim the stamp duty back? I assume not as it is not main our main residence..
or
if we sell my main residence but keep the buy to let, can we claim the stamp duty back?

    You assume correctly.

    No, you can't do that either. If you had bought the new property as your new main residence, and sold the previous one within three years, then you could claim a refund. But that doesn't apply if you're keeping the new property as a buy to let.

    you get the higher rate stamp duty back if you buy a property as a main residence then sell a previous main residence.

    as soon as you paid the extra stamp duty on a BTL property, there was no way of ever getting it back as you could never meet the first condition - that the new property was bought to be your main residence.
