I personally would say the deposit 85% / 15% mortgage split. It makes you very low risk on the mortgage rather than someone going for a 90% mortgage as valuations and all that are far more relevant.So what if they think they can push you more. Only pay what you want to pay no more

Ultimately the price and the fact you are chain free are all the seller will care about, but its perfectly reasonable to say you think the property is only worth £x based on looking at similar properties in the area.
After all as people on here say it's only a business transaction and every offer in business is based upon someone's opinion. Live with it and move on.0 -

With two offers on the table you need to express a serious expression of intent very quickly. At least make an opening offer. The offer is non-binding. You can book another viewing as well. As possibly that you'll either be asked to bid up or make a full and final offer.
With the other interest, and possibly more to come. The finer points are irrevelant at the current time. Keep your cards close to your chest.1
