Selling house as quick as possible

I've had some health problems which means that continuing work is not viable for the short term. I need to take a month off work to change medication, and work will not allow this as I've already taken quite a bit of time off. So I will not be able to continue in the job. Unfortunately I don't have a lot of savings, and for this reason, and the reason that I don't want to go back to the career that has made me ill, I want to sell my house so I have some breathing space to get better, and some money to retrain to another career.

It is a 3 bedroom semi-detached in a fairly in-demand area in Withington, Manchester. It's not in great interior condition but it's not bad - only really cosmetic things wrong. We put it up on the market last year and got a couple of offers around the mark that we were looking for, but then my health improved so we didn't have to sell. I had a brief look into those 'quick sell' companies, and then read on here that they are con artists. So what are some tips for selling a house normally as quick as possible?

    One approach would be to ask an EA to do an 'Informal Tender' - maybe like this:

    • The property is marketed with a low guide price - for, maybe, 2 weeks
    • Interested buyers submit their offers - with details of their proceedability, for example
    •           - FTB with 90% mortgage AIP,
    •           - current property under offer, with 60% mortgage AIP,
    •           - Investor with no property to sell, buying with cash
    And at the end of 2 weeks you decide which offer (if any) you want to accept - based on the amount offered, and how quickly they can proceed.

    But you'd probably need to be prepared to set quite a low guide price.

    Your company can't force you to work if you are not well enough to. If you have exhausted any occupational sick pay you get then you may be eligible for benefits while you are not receiving an income through work.
    House sales, outside of auction, will typically take around 8 weeks if you are lucky and this is after you have an offer accepted on your property which could take time. How long could you live off the savings you do have? Could you take in a lodger to make some extra money instead? Anything you could sell?
