Flying freehold

I have a flying freehold on my property, being that one bedroom of my house is over my neighbours living room, i have had my house up for sale and have a buyer in place. My title deed says upon selling the house a new covenant must be in place and my buyers solicitor has twice sent a new 'Deed of covenant' regarding their right to access gas, electricity etc.. through my property but for some unknown reason they will not sign it even though they keep saying they will do it. Surely the situation cannot be that i can never sell my house because my neighbour will not let me ?? Has anyone experienced or know of a way to proceed as my solicitor seems unsure of a way forward.

    Can you get hold of a set of the documents that the solicitor needs signing and go round with a cake/flowers/bottle of wine and ask them to sign while you're there? For anybody else with a flying freehold, it's a good lesson to cultivate a good relationship with that neighbour!
