First time poster, so please bear with me.

I am in the process of buying a new build detached property with the support of the Help to buy equity loan. 
Today I received an email from my solicitor, stating that she has asked my lender to revalue the property due to the results of our Gypsum report that shows that there is a closed mine approximately 220m away from the property and an active mine approximately 370m from the property. They have subsequently asked the lender to revert back to their Valuer to have it revalued and  have also asked if they would still like to continue with the purchase. 

My question is, if any one can shed some light or has similar experience, what are the chances this will effect my mortgage offer and will this stop help to buy from proceeding?

    I don't have any specific experience about gypsum mining, but as this is a newbuild property there will almost certainly be much more detailed and relevant information about the ground conditions in the planning application, so has anybody looked at that? If it's got planning permission then they've persuaded the planners that the development isn't about to disappear down a hole, so I doubt there is anything to worry about.
  • We have all the LA planning permission and it does not specify anything in relation to unsuitable grounds. I am not concerned about the close proximity as I know the village has a local Gypsum mine, it is my solicitor who has raised concerns and alerted my lender and help to buy. She has said that she is concerned as this is a new build and not an older property on a well established estate.

    Not sure her logic makes much sense, other than older properties are "tried and tested" to some extent - newer developments have more sophisticated investigation of ground conditions than happened in the past, and design of foundations is rather better than it used to be. Anyway, if it's gone back to the surveyors hopefully they'll just shrug their shoulders and say it's fine as far as they're concerned.
  • I’m hopeful that will be the case, but a little disgruntled at the delay this is going to have on the process. 
  • Well mortgage lender has come back and given us the green light. However, the help to buy agent is now saying we need to get permission from Homes England to proceed  and Homes England are saying they don’t get involved we pre purchases and we need to go back to the help to buy agent. 

    I don’t think this process will ever end. 
    Has any one been through this with Help to buy?
