I'm really confused. Why does "the vendor at the top of the chain" need a mortgage offer?0

They are purchasing a new build from developer. I'm a FTB so not sure of the whole process, but I know they are also using the HTB scheme for the purchase.ThePants999 said:I'm really confused. Why does "the vendor at the top of the chain" need a mortgage offer?0 -
They're not at the top of the chain, then. You have a chain of 4, with the developer at the top.2

👍 As I say, first time in the game.ThePants999 said:They're not at the top of the chain, then. You have a chain of 4, with the developer at the top.
Just received information from the estate agent. Developer have escalated the HTB application that everyone is waiting for. Hoping to hear early next week if March completion is feasible!0 -
We are getting ATPs today from BPHA (Midlands & London) from submissions on 12 February. They remain a month behind. Radian (South) are two weeks behind. Only Plus Dane in the North are up to date.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Bit of an update.
Had an e-mail from my solicitor last week to advise the HTB details had been received etc.
They have advised that we proceed cautiously and not rush, due to concerns that we may not be able to actually complete if we do exchange (given the COVID situation).
I have tried to get another update from her today, as I'm thinking Taylor Wimpey at the top of the chain will be pushing like mad to try and get the chain completed ASAP?0 -
And as expected - received an e-mail from my solicitor this morning.
All on hold at present as Taylor Wimpey are not carrying out any further completions because of the current situation.
Fun and games!1 -
So some changes since the last post.
8th April - Received e-mail from solicitor to advise exchange/completion date being suggested as 24th April.
9th April - Another e-mail from solicitor to advise that my vendor is not happy to proceed until lockdown is lifted. On hold for now.
14th April - Agent called to advise he is trying to push the chain along, but no luck.
So we're now at today where my position has changed slightly. I'm currently staying with my parents until the purchase goes through, and there is some serious talk at work that there are looking at deploying us back into clinics in mid-May. Now my parents are both classed as at risk of COVID, and do not feel comfortable with me heading into work and then coming back into their house (fairly understandable!).
I'm in the process of compiling an e-mail to both my solicitor/agent to advise of the situation, but it's difficult to know how much pressure to put on my vendor to try and get a date at least. I know the vendor above them along with Taylor Wimpey at the top of the chain were pushing for completion, but it's a difficult one! My solicitor has advised to exchange/complete on the same day for any unforeseen issues with COVID etc.
Just any advice or guidance would be appreciated!0
