Solicitor journey when buying 1st House

    My mortgage broker has emailed the solicitor a breakdown of funds so hopefully it’ll be sorted now. 

    Ive seen on my credit report they have also done a AML credit search yesterday so fingers crossed things are getting done!

    Ive had another email from my solicitor today (well his assistant i reckon) and I am not happy with the tone of it at all. She has used the word ‘clearly’ four times and appears to be implying that I have told lies regarding my mortgage deposit. I did not do the application a broker did and I gave them all the correct information. 

    Her finishing line was ‘clearly we need to inform Halifax and we have now done so’. I have nothing to hide but am terrified the offer is going to fall through and I have already paid out £1000. My broker recommended this solicitor as a good one they have worked with and who is on the lenders panel, but I have had no communication from them apart from these 2 emails. Its beginning to give me anxiety now as its been 4 weeks since they were instructed and the mortgage offer was already in place.

    I followed up the email with a phonecall and they basically haven't done anything after almost 4 weeks. They haven't even sent off for the searches despite me having paid weeks ago as they need to make sure the mortgage offer is valid before they start the searches. 

    Is this normal? I am getting major annoyed now. My mortgage offer expires 30th June and I'm paying rent whilst this is getting prolonged. The mortgage offer was in place via a broker prior to instructing the solicitors so I don’t understand why its taken 4 weeks just to verify it. 

    And the solicitor is on holiday this week. I guess thats a hint not to call back this week.

    It was the first email saying I had told Halifax i had £12,300 discount which I haven't. I gave my broker all the figures and they applied for the mortgage. As far as I knew it was £9,000 discount and £3,300 savings. 

    I seem to only have dealings with the assistant / receptionist whoever she is and the actual solicitor is on holiday. 

    The lack of communication is my biggest problem. And then when I have had contact its been extremely snooty!

    The solicitor can't work on the basis of what you tell them you told your broker, they need to go with what they are told by the lender. So if the info they receive from the lender doesn't correspond with what you are saying, they need to check with the lender. There is nothing noteworthy or worrisome about this.
