OIEO what to offer

We saw a house a few weeks ago initially up for £175k. It then went off the market and went back on at OIEO of £180k.  Offer of 170k was ridiculed by estate agent even though the house initially came up at £175k and the buyer is waiting to buy a new build that is yet to be built and we are happy to wait. Any advice??

    'Offers in Excess Of' so your £170k was too low.  I suspect they need the higher price to get the house they want.  What do you think is a fair price based on size/area/condition?

    I mean, if the vendor is expecting above £180k and weren't willing to entertain your £170k, then only time and a dearth of buyers will convince them otherwise. Your offer might be perfectly reasonable, but sometimes people have unrealistic expectations.

    Coming from someone buying a new build and selling my own home, someone saying they are happy to wait is great but what happens in 1 month when you get itchy feet? Or the new build gets delayed 6 months?
