Nothing horribly wrong from a quick look. You can believe what you like, but if people are viewing and not buying they are finding what they believe is better value elsewhere.It's what they believe that counts.You don't say how long it's been on at £325k, and it's entirely possible someone who thinks like you will be along soon, so I wouldn't reduce again yet. However, going in at a high price initially has done you no favours.1

It doesn’t look too bad. The footstool in the lounge emphasises it’s not very wide. The kids toys and dated bathroom are not exactly inviting, but there’s nothing wrong with it. I’d say in that case you’re probably still overpriced.2

Offers over will put people off.
No room sizes on Rightmove, how do the buyers know if the rooms are what they want?
Rightmove photos make the place look dark and cramped, Haart photos are brighter.Mortgage started 2020, aiming to clear 31/12/2029.5 -
No room sizes on floor plan..needs a bit of a de-clutter as it looks cramped and pics make it look dark.
Price is exactly what is wrong... Get the above changed and re-market and take "offers over" off ..2 -

I never look at houses when more than one agent selling - looks desperate
No room sizes at all with Your move and only in metric for Haart
Looks very cluttered - especially toys

I HATE that term “Offers over” - would put me off completely4 -
It’s seems ok but if you want people to ‘imagine themselves living there’ I think you need to do another round of decluttering. Your living room looks cramped, the conservatory, garden and bathroom look untidy, the other bathroom looks dark and could do with some paint and personally I think you need to turn your ‘study’ back in to a bedroom. You could make it easier for people to ‘imagine themselves living there’. I also think your lacking a few pictures, where is this workshop? especially as it’s your point of difference, I would also label the lounge as a lounge/diner on your floor plan.Just my thoughts1

Price is too high. The property that you mention sold for £320,000 last year was one of those Homewise lifetime lease scams so the actual price paid after discount would have been considerably lower. The next door property which also sold last year went for £278,000. Fair enough that didn't have the conservatory or rear garage extension but I still think you are asking at least 10k too muchpoppy102
