How long did your conveyancing take?

Myself and my partner are buying our first house. Thursday will be 3 weeks since we first went to see our conveyancer and since then, we've had our mortgage application accepted, survey back, the seller's conveyancer has sent ours their paperwork and I've just had an email from the online tracker saying all searches have been completed.

How long should it take from this point to moving in (approx)? We're a little nervous about it taking longer than the end of our tenancy (end of April).

There's no chain either side - the house we're buying is empty and there's no stamp duty to pay.

    How long is a piece of string type answer really.
    I've bought 7 or so properties in the last 20 years, all of which were reasonably easy on paper but with very differing lengths to complete.
    The quickest was 5 weeks the slowest we gave up after 9 months of to and fro.
    Many people say to allow around 4 months but its really dependant on getting everyone focused and the searches and questions answered in a timely manner

    Similar situation to you, rental tenants moving into an empty house. The whole process took just under three months from offer to completion. We got our searches back 16/01, exchanged on 14/02 and and completed on the 21/02. 

    That being said, it depends how many questions are raised by the searches & seller's answers. If you're happy with everything, then it should move pretty quickly. But if there's some unknowns or you need more information on certain items, then it will take as long as it takes to get those answers.
  • 3-4 months is about average around my way.  A lot depends on how long searches take to come back, we are looking at about 6 weeks most of the time around here.

    Average is 12 weeks from offer/complete chain to completion (for freehold. Longer for LH). Base it on that and you'll prob not be too far out.

    One of mine took 5 weeks, another 5 months.

    6 months - we had to reapply for the mortgage. The sellers didn't want to answer any of our very reasonable queries and their solicitor was an a-hole so it took much longer than it should have done.
  • First time 12 weeks between offer and completion. This time so far 7 weeks and no exchange date in place yet, but we’re pushing for completion before week 13 so still hopeful.

    Bought 3 times now and each took 12 weeks, apart from last purchase which was on track to complete around week 13 but had a hiccup which resulted in completeing at week 26.
