Best Landlord Boiler/Gas Cover/CP12 Certificate Service

I was wondering where to go for my cover after this awful experience ?
LANDLORDS BEWARE ! THREATS !

Appalling landlord service & threats. We had 2 contracts with 24/7. Home Rescue .One at home & then we added 1 of our rental properties as our contract there came up for renewal, with a view to add it to our other rental when that contract expired.
The boiler service at our home was done because an engineer was in our area & not at a time we chose. Minor annoyance, because it kept me from work & not as advertised.
Our rental property became empty.The tenants had not allowed a boiler service so the certificate had lapsed by a few months. We had tenants waiting to move in. We phoned 24/7 & asked if it could be done as an emergency & explained the above. It is a legal requirement & is covered in our contract (they save money when it lapses) We asked on 20/1/20 that it be done asap as an emergency because we had waiting tenants. We asked that if any cancellations came available, even at short notice, for them to contact us & we would facilitate (we were not told at this point that we could get our own engineer & be reimbursed).

    We presumed they would treat it as an emergency as they are a 24/7 response service. They did not & they let us down. We lost a month's rent of £900 & paid unnecessary service charges also, as we waited a month, only to be told on the afternoon of Friday the 14/2/20 that the appointment on the Monday 17/2 was cancelled & we would get a call to rearrange within 7 days. 

   I asked to make a complaint & was, eventually told by another person that I had to wait another 3 weeks with no guarantee that it would not be cancelled again. 

   I had booked a day off work for 17/2/02 as they would not specify a time & I lost that day's Annual Leave, spending it,instead, arranging an engineer that would do it for £60 as that is all they said they'd reimburse & most engineers wanted more at short notice, much more. They (24/7) themselves charge £75 for a one off certificate but would only give me £60

   We pay extra as landlords & expect this to be reflected in service. A certificate is required by law & we expressed that & the emergency nature each time we corresponded & called.

   They failed to log incidences of phone calls, queried if I'd even spoken to their complaints department (basically calling me a liar) & later, after many messages & phone calls, even threatened to withhold the £60 refund they'd promised (for the certificate I paid extra for) if we left their organisation, which we had every right to do.

I've now lost the tenants completely as they found somewhere else & I have to pay to advertise again. They refuse to reimburse me any of the money I paid them in premiums (I didn't ask for compensation for my losses) they did nothing for so I'm reporting to Trading Standards & taking them to Court. Landlords pay extra so that they're covered & do not leave their properties empty. Don't expect service from them. Avoid.

    Get yourself a good local gas engineer and use them. As a LL that's what I  do.

    They have your money every month.
    It's Not an emergency so why do you think it is ?
    You are running a business so some times you need to take time off from your other work to sort out problems like this.
    Maybe being a Landlord is not for you

    How much do you pay them and what service do they provide?

    I wouldn't have thought a gas certificate and gas certificate would be covered by a company called 24/7 home rescue as it is not an emergency situation.

    Put what you pay to them in a pot and build up a database of decent, reliable local tradesmen to cover you if things go wrong.
