http://https//eservices.landregistry.gov.uk/You need to have a clearer understanding of the facts and then share with us1) which country?2) do you own the garage leasehold or freehold - check the Title here3) if leasehold, who owns the freehold and what does your lease say (exact quote)4) what is the exact boundary of what you own? See the Title Plan here5) who exactly owns the rest of the land? Do a 'map enquiry' here and download the relevant Title(s).6) what exactly do the Titles say about maintenance - quote the exact wording in full

Yes. You will probably own the lease for your garage, with access rights over the shared forecourt.LG142 said:
So are you suggesting that although we may all have responsibilities to maintain our part of the land that there may be a separate owner of the piece of land as a whole?AdrianC said:This is why I asked what the legals of ownership are.
11 people cannot jointly own land. The maximum is four names on a LR title deed. 11 people can own shares in a company that owns the land, but...
The forecourt, and the freehold for the garages, will be owned by the freeholder. Maintenance of the forecourt is their responsibility, but they can almost certainly recharge you for it. Maintenance of the individual garages may be yours, may theirs. You NEED to read your paperwork...0 -
Britain at a guess as the country. Guessing you mean "Which part of the country? - England, Wales, Scotland - as the laws are different in different parts of the country"

England, Wales and Scotland are all countries. And as this is a UK website, Northern Ireland is also a possibility.MoneySeeker1 said:Britain at a guess as the country. We have 28 joint owners of many acres of land and no private company. We are in Scotland.AdrianC said:This is why I asked what the legals of ownership are.

Are the garage and parking space directly at the rear of the property? As we were once trying to buy a house like this, where you could access the garage via a gate at the bottom of the garden. In that instance the title for the house included the garage and parking space as it was one block. However to access them you drove over land owned by the original developer. We pulled out of the purchase because there was no legal right of way to access the garage over the developers land as it hadn’t been documented on any of the titles. So in that instance there was no provision for what would happen when maintenance was eventually needed.0
