Surely when you purchased you were sent a copy of the Plans, both to check prior to Exchanging contracts, and again later following Completion?The Builders by the sound o it made an error, so you could contact them, but your solicitor would never have seen the property or known what was meant to be included- hence relied on you to checkthat the proposed Plan reflected what you expeced to own.1

Yes, we did but I must confess we did not notice either. However this was missed by the developers on the sale of our property and our neighbors property and our solicitor and our neighbors solicitor too Not to mention our neighbor was unaware of the mistake too. On the plans the garage does look very small and the driveway leading up to it was included so it got missed.davidmcn said:

The solicitor did however know we were purchasing a 4 bed house with garage and with their experience at looking at plans may have noticed the mistake,0 -
Then again, they may well not have. As they don't (usually) make a site visit, they will primarily rely on you to confirm what it is you're expecting to buy.ArnoldGrove said:

It is why at the beginning of the process one of the most important jobs is to make sure the plans reflect what's on the ground.
Solicitor will not know as they haven't seen the property and rely on you to either agree or disagree before exchange happens.
If I hadn't checked on my recent purchase I would have had a front drive only as the rear was not registered by PA's .. took weeks to go through adverse possession
Post on the LR forum as they catch these threads very quickly
