Making an offer - FTB

Me and my girlfriend are FTBs going for a second viewing of a property today. If we don’t spot any major issues we will be looking to make an offer.
I'm a complete novice to the process, so looking for some tips about what we should ask for/say when making an offer. I’ve heard people mention taking off the market, subject to surveys etc. But wondering if some people with more experience could expand a little on what to make sure we include in the email?
Many thanks in advance!

I’d usually make the offer via phone and then back it up with an email. Make sure to mention why you’re offering under the asking (If you are!) such as “the offer reflects the need to modernise the property” etc. Make clear your offer is subject to the property being removed from the market and all future viewings cancelled. Good luck!1

I just said my offer is X, subject to mortgage valuation and the property being removed from advertising with no further viewings.Mortgage started 2020, aiming to clear 31/12/2029.1

I actually disagree with justifying your offer for the most part, especially by 'blaming' the property - its usually stating the obvious and easily gets backs up. Properties are sold as seen - what it needs doing to it is arguably reflected in the price to start with or so the seller's rationale will go.SameOldRoundabout said:I’d usually make the offer via phone and then back it up with an email. Stressing your own good position would be reasons I would put forward if they applied.
Subject to : removal from market and inclusion of any extras if appropriate (the old carpets & curtains) but basically keep it simple.1 -
I kept my email offer simple. It was 7k under asking price. I did not explain why I offered under. I emphasised my position as a FTB and was in a position to move quickly. I said I had a DIP in place and a solicitor. Vendor can back with a counter offer which was 2k more than I offered, we accepted that. Others offered a higher price but where in a chain.1
