Is this fairly priced?

Hi could anybody check out this property and see if the price seems fair? I believe it to be over priced due to no modernisation work. The fridge is currently in the sun room, the house is artexed throughout, has a back boiler, radiators have been painted with wrong paint so look a mess and need replacing, windows had condensation in, fire is capped off. Having said this it is in a desirable area and plot size for me and the rest can be worked with.
Would appreciate any views on price.

I know that area quite well - am in Featherstone for work semi regularly. I think that’s a fair bit of money for a house in that area, even a three bed one.
Overpriced is always subjective but I feel that is an optimistic rather than realistic price point.1 -
Sorry, but any price would be too high for me, as there is so little I'd be able to live with there! I lived in chaos for 3 years whilst doing a major refurb, but that was so I could have something completely unaffordable otherwise, not something that's relatively easy to find: i.e. a semi with a large garden. Those textured finishes might have asbestos in them if dating before 2000, and in any event, on a house that age they won't come off without taking a lot of the plaster with them. Allow for re-plastering and reboarding the ceilings. You'd almost certainly be rewiring anyway so there would be mess from that as well. Allow at least £5k for sorting out the central heating. Could you really live with a black bathroom and criss-cross leaded light windows?Take it from me, people who make the sort of choices that have been made here do other funny stuff people might not see in the photos too!The rooms look somewhat narrow and poky to me, but I've been out of my semi a while, so it's hard to remember what's normal there, but basically I wouldn't touch it, even with your bargepole!1

Venders know it’s overpriced themselves, hence guide price0

It's not ridiculously over-priced, but it's no bargain.1 -
The whole place needs gutting. Can't comment on price, but if you feel that it is too much then it is.0

O
One of the comparables is also what you'd rather be doing with your time, instead of DIY and organising trades persons, who often aren't the easiest people to organise!AdrianC said:

How much would you roughly estimate the boarding and replastering to be?Davesnave said:Sorry, but any price would be too high for me, as there is so little I'd be able to live with there! I'd be worried about how well the house has been maintained given how badly that extension's been done. Just attached to the back of the house with the back door and windows still in place?!0

Its a sun room a bit like a conservatory but with brick sides. (I don't know if that makes a difference or if it should of been removed). Either way i think I'm going to look else where for now.pinkteapot said:I'd be worried about how well the house has been maintained given how badly that extension's been done.
