Valuation and advise

Hi all
Me and my girlfriend are looking to buy our first home we can loan up to 175,000 we are looking at this house http://www.rightmove.co.uk/s6p/65223180 we really like this house offers loads of space and room. The house has been listed for 5 months and the EA had said the people have already moved to Cambridge so they just want to move the house on as they are currently paying two mortgages. Me and my girlfriend are first time buyers so no chain. How much would you offer the house is pretty much all there apart from it has a basement which needs to be plastered decorated however electric and heating have been installed.
The house has had already 2 offers accepted but the first person got a AIP but couldn't get a mortgage. The second couple found another house they preferred and pulled out.

1. How much would you offer u was thinking at starting the 160,000 mark?

2. We saw a mortgage broker yesterday very helpful and showed us these exclusive deals as anyone got experience with them are they worth the fees?

    Difficult to know valuation without knowing local market but it sounds like you’re in a great position and they’re keen to get it gone I think 160 is more a decent offer considering. Looks like a cute place, good luck.

    I think mortgage brokers are a great idea for first timers and complex circumstances, just make sure they look
    at the entire market.

    Is the 175,000 what you could get after you got the aip?. It’s really close to that then and you may get offered less when come to do the mortgage So not much breathing space.

    Seems to offer a lot for the money, but I don't know the area. Short NE facing garden won't see much sun - that grass is probably new-laid turf  Don't imagine the basement will ever be 100% damp-free if it hasn't been tanked, but it might make good storage.
    Make sure they take the parrot.
