Just to say settlement cracks are NOT normal.I am living in an (almost finished) new SELF build. The house has been standing for 5 years, and there is not one single crack anywhere to be seen in the whole house.1

Almost certainly better built and usually over a longer period of time. Our self build has 2.4 metre foundations, has been up for a good while now, and there's still no plasterboard, so I won't expect much cracking when we do get to that point, although it's possible it will be winter when we move, so the heating goes straight on new plaster.
Developer built houses are up in what seems like a matter of weeks with no love.Everything that is supposed to be in heaven is already here on earth.
