Short term rental between exchange and completion

Hi all -
Tenant moving out early March and then I put it on airbnb for two months after. Got a couple of people booked in the second month. Now I have a serious buyer for my flat and we have started the conveyancing process today. I told them we will exchange mid April and complete start of May [pretty sure we will manage this timeline as there is no mortgage involved on their side]. I have suspended my airbnb listing between exchange and completion - my question is, would I actually be allowed to do short term rental between exchange and completion for this two weeks? My solicitor told me it's not recommended but she didn't tell me I couldn't do it. 
A bit of a grey area on this - appreciate any opinion!

  • I would listen to your solicitors advice, they cost a lot of money to advise you so I’m always wary of those who seek to defer from their advice without good reason. If the tenants damage the property in between exchange and completion how do you intend to rectify it bearing in mind you’re committed to a completion date?

    It's not really a grey area, it's a matter of weighing up the risks, and deciding what you want to do.

    I guess the risks include that your airbnb guests damage the property, and you won't have time to put it right before completion. Or even worse (but probably unlikely) is that your airbnb guests overstay, and haven't vacated the property by completion day.
