1st time buyer homebuyers report.

Hi all,

I am a first time buyer and already.pulled out of a property as I did not know it was an ex prefab.

I have found another house and had the survey done but some of the reds concern me. I am no expert but would these be big jobs to fix?

I have attached screenshots of the survey. Any advice would be great.

  • It sounds like there are a number of potential issues with the roof
    1. At some point the ventilation wasn't sufficient, there now appears to be some ventilation but it might not be enough
    2. There is a gap between the roofing materials between this property and the adjoining neighbours
    3. The chimney stack is leaking and this is causing damp down to ground level
    4. Some of the roof timbers appear to be wet (or have been in the past)
    5. The roof has been re-tiled at some point with a heavier material that may or may not have been approved and it doesn't look like sufficient support was put in place for this extra weight. 
    6. There is damp in 1 of the bedrooms due to the roof 
    With all of these things I would be tempted to get a roofer/ builder round to quote. Clearly if there is damp in the bedroom and in the chimney breast then water is getting in somewhere. For the damp to have travelled to the ground floor, it suggests that the water has been coming into the chimney for a long time. I would want an experienced builder to have a look at this for me and provide a quote. I would also be sharing this report with my solicitor given what it says about local authority/ building regs approval possibly being needed for the heavier roof material.

  • Thanks I have sent it forward to them. I also contacted the estate agents and I am waiting for a response.
    They valued the property at what I offered but don't want £1000's of work to be needed.
  • Do you think these are big jobs? The roof support scares me. I don't really want to pull out unless it's a money pit.
