On Market and Builders In - ADVICE!

Hi all,
My wife and I have just had our flat fully plastered and decorated, ready to go on to the market - likely today. However, I have just learnt that my neighbour above me beginning work on her flat and will have builders in. I have no issue with this per se - it shows that all the owners take care of their property, my worry is the piles of possible builder debris out the front and in the hall way.
Is this a real turn off for buyers?

Yes - speak to them and explain that this is senstive for you and you would like the make sure that the builders tidy up every day and dont leave anything in the common parts (which they wont be entitled to do anyway). Buyers don't have much of an imagination, so if they see rubbish they will remember it as the house with rubbish!

and if the neighbours/builders don't seem cooperative consider waiting till they've finished. How extensive are their works? How long?

If you are talking about "debris" from the interior decoration work of a flat above you in your block (?), that would be unlikely to put me off as a buyer.If you want things to appear "perfect", could you put off listing until the work is over?1

I think it'll be a week or 2. As for the builder - rhere in lies the rub . . . I have used him previously but he is not very good at getting back to messages, so we ended up using someone else for our work . . he now has the hump with us! I can't believe delaying your marketing by 'a week or two' will make much difference, and might just mean the first people who view are not put off by builder's rubble.....
