Will my Guarantor pass referencing?

Hi All,
I'm looking to rent a flat and have put my deposit down, i can afford the flat on my own but they do not take into account my full commissions (i have provided a years worth of pay slips to show an average and consistency, which is higher than the required amount but hey, rules are rules)

So, my dad is happy to be my guarantor, he earns £52,000 but the required 3x annual income is £52,050. He is also a property owner but the referencing company (Homelet) did not ask this on the form, which we submitted on Friday afternoon. I received a text saying the referencing was complete and now my letting agent is conducting their own letting checks.
Will he pass the referencing or will it be an automatic decline? Alternatively, i could pay the £60 or maybe negotiate the rent down 2 or 3 quid and it should then pass?

    No one here can tell you if you will pass or not although they'd be a bit daft to quibble over £60 in the overall context. Havee you considered offering a higher deposit or paying more rent  up front to allay any concerns?

    It's zero deposit. - i was just wondering if anyone has any experience with the guarantor referencing element, being only a few quid short of what is required annually.
  • Alternatively - My mum just said she would also be happy to be a guarantor and she passes the threshold. Would i be allowed to provide another guarantor if my dad doesn't pass?

    I would imagine so. They don't want all the hassle of finding another tenant if your application is fine in all other respects.

    Yeah the rest of the application is perfectly fine & fingers crossed. I have never wanted it to be monday so badly before. Thanks for your input.

    Anyone else with any insight please do chip in
