Homebuyer Report or Building Survey

FTB here. I’ve had my offer accepted, mortgage offer made, just in the process of sorting the paperwork for that, and solicitors paid for searches. Next on my list is the survey. Mortgage company just want a valuation report, but I am keen to go for something a bit more in depth than that, but seriously confused by the two different options. House is approx 1930s, looks in good condition, has had a loft conversion in last 15 years. Do I need to go further than just a homebuyers report or will that give me most of the pertinent information that I will need? I’m thinking I probably need to know about the condition of the roof and external walls, boiler perhaps, and potential structural issues. I have read various comparisons of the different surveys but cannot work out if the buildings survey is what I’m after or waaaaay too in depth. Help please!

  • Personally I’d have a Homebuyers on it. We have had a full survey on our new house, purely because it’s Edwardian and has some obvious issues. In your case Homebuyers should be sufficient.

    Thank you, that’s super helpful. It’s what I was swaying towards but just wanted to make sure I wasn’t being completely crazy!

    Neither will tell you the condition of the boiler. In fact the opposite - they will both state the surveyor isn't a heating engineer or electrician and and will be couched in lots of caveats and "get it checked yourself" terminology.

    Nothing to stop you getting your own specialists in, especially if you have cause for concern. House I bought 10 years ago looked to have old plugs so I got a full electrical inspection and knocked £2k off the asking price as it needed a full rewire. If the boiler is working I'd just schedule a service as soon as I moved in - worst case you need a new one but is it working now?
