Why should the number of parking spaces affect the categorisation of a room. I am sure I could find plenty of properties which are officially classed as 2 bedroom homes with only 1 off road/designated parking space.

The policies aren't going to be consistent for every area and change from time to time - I expect nowadays planners know that the average number of parking spaces used by a 2 bed property is more than one. Then again, I wouldn't expect planners to be fooled by the developer calling a room something other than a "bedroom".

If you can tell us what the development is perhaps the rest of us can form our own view from the planning docs.
