homebuyers report- concerned about electrics

we are first time buyers and have just received our report, the only thing we are concerned about is the electrics bit, I know they always flag it up but this sounds a bit more serious than their standard disclaimer:
Mains electricity is connected, with the meter located in the outside box to the front
of the property and the consumer unit in the entrance hall.
Deficiencies within the electrical installation were noted during our inspection and
the installation is unlikely to comply with modern regulations. The installation
should now be checked by an appropriate specialist registered with either the
NICEIC or similar approved body prior to exchange of contracts. Some repair work
or upgrading is likely to be necessary. 
how serious is this? the house was built in 1985, I know the regs change all the time but this looks way more than that. what are our options?

  • It doesn't sound "way more serious" the surveyor would very likely have found deficiencies even if the installation was only a few years old. The option is to do as suggested and get it checked by an appropriate specialist, if you feel the need.

    As above, it sounds like fairly normal wording to me.

    Manufacturers of PVC coated cables give a 25 year lifespan.  In practice it is likely to last significantly longer, depending on quality of installation.  There can, however, be problems with fittings and the like - I've seen 30 year old MK fittings that were as good as they day that they went on, and 10 year old fittings from cheaper manufacturers already ready for replacment.  Fuseboards can be an area where problem, and don't start me on poor quality alterations of a DIY type.
    But that aside, it sounds like fairly normal wording to me.  If in oubt, get an electrician to do an inspection.
