IT IS FREE ............. Or is it!?
Well it is BUT, they can do it free because they are selling services to both buyers and sellers.
They sell EPC certificates, conveyancing services, mortgages, searches etc etc etc.
In My Opinion, they are not bothered whether they sell your house or not, they are far more interested in selling a service to as many customers as possible. Customers being both sellers and buyers. It's in their interest to generate as much trade as possible by attracting as many potential buyers as possible when selling a house for you and this is where I believe things can go wrong.
Over a period of 6 months I had several buyers, all of them backed out and HouseSimple sold these buyers services UPFRONT regardless of successful purchase. I reckon that in all probability HouseSimple sold roughly £4K's worth of services to potential buyers and possibly even more considering that my buyers may very well of had something to sell to. Advanced, unnecessary, optional searches sold by HouseSimple were frightening the living daylights out of buyers at my expense but to the delight of HouseSimple.
I ditched HouseSimple without a bill. I listed with a traditional local Estate Agent and within 24hrs I was sold at a price £6K more and within 4 weeks I now have a completion date. The £2K bill from the estate agent has been worth every single penny.
It's in the best interest of HouseSimple financially for a sale / purchase to fail and start again.
