House for sale now our neighbour has become obsessive

    OP might have other neighbours, though. And how does one spot a nightmare neighbour? There's one living along the lane from me, but from my perspective they look 'normal.'     That is one possibility. That being that said "evil sods" are deliberately after making sure people they know buy OP's house to live in and it's not to do with price directly, but they are deliberately trying to make sure their neighbour is someone they know/approve of. It does happen. They usually seem to work by making sure a house for sale doesn't come onto the open market and go with an EA in the first place, but I expect they also figure out ways "after the event" as well.
