Storm damage - landlord wants us to pay

    Unless you think a landlord who is either ignorant of their responsibilities or willing to take advantage of a tenant's ignorance would be persuaded by a tenant arguing "I read on the internet..."? 

    The remainder of your post I entirely agree with. 
    That sounds like a classic case of premature extrapolation.

    Why not include the leglislation that states the Landlord is responsible for maintenance of structure and exterior of the property? That over-rides the contract whichever way the contract is worded. Hence why I said no need to check the contract.


  • The landlord is clearly liable for repairs.

    It sounds like you have a clueless landlord here. Quoting from the contract is often the most convincing approach to issues like this. After all - the contract was provided by the landlord.
  • Sounds like there is a large excess to pay on the insurance and the Landlord is trying to get tenant to contribute. Not your responsibility OP. I do hope Landlord doesn't decide that you don't actually need a porch door though, if there is a secure door behind porch :(

    Because quoting the LaT Act/Housing Act requires an understanding of the differences and overlap between a lease, licence and tenancy for the purposes of the 1985 and 1996 Acts? - which, IMO,  is an unnecessary complication and potentially confrontational approach to take if it's already clearly set out in the contract signed by both parties...

    I would also be looking to move elsewhere potentially, This LL is looking for ways to charge you, ensure you keep photo evidence in case of dispute at the end of  tenancy
